and receiving a “Termite Inspection” is often a condition required by
lenders.
The purpose of a “termite inspection” is to have an American Pest Control professional look for
any signs of visibly accessible evidence of termites or other wood destroying organisms such as
termites, wood borers, carpenter ants, or carpenter bees.
Termite colonies never sleep; they work 24 hours a day. Termites are cryptic creatures and
infestations can go undetected for years, hidden behind walls, floor coverings, insulation, and
other obstructions. Termite feeding and damage can even progress undetected in wood that is
exposed because the outer surface is usually left intact while the inside is eaten away.
Most lenders require a termite 'clearance' and most buyers want to know the structure they

inspection early in the selling process, prior to listing the property, so you can consider any work
that needs to be completed, acknowledge any insect activity or damage, and have it addressed,
if necessary, so there aren't any surprises during escrow. This helps ensure your property's sale
ability and avoids potential legal problems. If you are the buyer, make sure that a wood
destroying insect inspection is part of the escrow instructions. If for some reason your lender
does not require a clear certification, this is a negotiable item you can request and is certainly in
your best interest.
